Another biz idea would be to help folks in pre-foreclosure hang on to their house (and credit), help them sell it and then share in the equity from the sale.

Here’s a bunch of stuff I found during a late night surf session:
Arizona is now the fastest growing state
And Flagstaff makes the list of growth forecast here
Also check out how much Washington state is on that list.
But despite that, real estate in Arizona is protected to drop big time in the next couple of years. This report shows opportunity in Albuquerque, Texas, and throughout the South.

Good info on strategies for slow growth markets: http://money.cnn.com/2006/05/15/real_estate/reguide_moneymag_getrich_0606/index.htm
Finally…here are market forecasts for all states (June 2006-June 2007). Once again, Washington state shines.
Some good education here on how to use your IRA, 401Ks, etc for Real Estate Investing. This techniques offers some serious tax advantages.

I just spent an hour surfing craigslist real estate listings for vegas. Wow…just from looking at those listings I can tell its a dynamic market there. And TONS of inventory. Looks like people are having a really difficult time unloading properties, so theres lots of incentives being mentioned (like big screen tvs, cash back on closing, no money down, etc.) Whether these are actually good values is hard for me to say.
